Frequently Asked Questions (FAQs)

When meeting with Council during the Planning & Development Open Day, Planning Advice will be provided for general questions about development proposals, including:

• What is the zone of my property?

• What is the minimum lot size for a subdivision?

• What are the minimum setbacks for dwelling houses and outbuildings?

• Is a development application required?

• What information is required as part of a development application?

• What are the possible development application fees?

• How will the development assessment process work?

Please note: All advice provided on the open days will be verbal only and Council cannot predetermine the outcome of any development application.

If, during this session, it is determined that your proposal is more complex, a Pre-Lodgement Meeting may be suggested.

What is a Pre-Lodgement Meeting?

Pre-Lodgement Meetings are intended to:

• Confirm Council approval requirements (planning scheme, policies, local laws)

• Identify Council information requirements (additional studies)

• Identify if referral to other agencies is needed

•  Highlight design issues that may need to be addressed

• Explore possible solutions to those issues

•  Provide clarity on the assessment process and expected timeframes

A Pre-Lodgement Meeting Response will be provided in writing after the meeting.

Each application is assessed on its individual merits, and a detailed assessment is not available during the Open Day.

The advice given is based on the information provided and relevant planning frameworks at the time.

Lodging a development application in the future may raise other issues not considered during the Open Day.
